The following information is to provide you with examples of what the NDIS may fund. It’s important to note that this is only a guide to assist you make an informed decision. Only your My NDIS Contact, an NDIS Delegate, or the explicit written information in a current NDIS plan serves as the source of truth. The NDIS considers requests based on whether the support is related to your disability and whether it meets the NDIS Reasonable and Necessary Guidelines.
Is this funded by the NDIS?
Yes, Specialist Disability Accommodation (SDA) is funded by the NDIS for participants with extreme functional impairment or very high support needs. This is outlined in the Supports that are NDIS Supports PDF (p.15).
Why is it funded?
SDA provides purpose-built housing that enables you to receive the supports you need safely and effectively.
NDIA Requirements for SDA funding:
- You must have very high support needs or extreme functional impairment
- SDA funding is provided in addition to your other supports (e.g. SIL)
- Must meet the NDIS SDA eligibility criteria
What evidence is required?
To have SDA funded, you will need:
- A housing goal in your plan
- An Occupational Therapy Housing Assessment (Functional Capacity Assessment) showing why SDA is required
- A Housing Evidence Form (SDA form) completed by your health professionals
- Support Coordinator reports outlining alternative options explored and why SDA is required
Supports Requiring NDIS Approval
All SDA supports require explicit approval through the participant’s NDIS Plan.
Examples of Funded Supports:
- ⚠️ The provision of specialist disability accommodation which is accommodation for a participant who requires specialist housing solutions, including to assist with the delivery of supports that cater for the person’s extreme functional impairment or very high support needs.
You will need SDA included in your plan and SDA eligibility to access this support. Speak with your My NDIS Contact or Support Coordinator to begin your SDA application process and gather the required assessments.
Supports Not Funded by the NDIS
The following items and services are generally considered everyday living costs or outside the scope of the NDIS and are not funded as they are the responsibility of Housing:
